Getting started & quotes

How do I get a quote?

Use the quote form on our Contact page or call 0434 223 480. Tell us the project type, your suburb, an approximate budget and a short description of what you want done. We'll respond with the right next step — usually a quick call followed by a site visit where needed.

Is a quote free and is there any obligation?

Yes, an initial quote and discussion are free and there's no obligation. We'd rather scope the work properly up front so you can make a confident, informed decision.

Do you do site visits before quoting?

For anything beyond a very simple job, yes. A site visit lets us assess access, measurements, buildability and any hidden considerations, which means a more accurate quote and fewer surprises later.

What information should I include in my enquiry?

The more detail the better. Helpful things to mention:

  • Project type (e.g. bathroom renovation, decking, repairs)
  • Your suburb and property type
  • An approximate budget range
  • Timing or any deadlines
  • Access considerations (stairs, parking, strata, tenants)
  • Photos, if you have them
How quickly will you respond?

We aim to respond to enquiries within one business day. Busy periods can occasionally take a little longer, but we'll always get back to you.

Pricing & payments

How much will my project cost?

Every project is different, so we price after understanding the scope. Cost is driven by the size of the space, the finishes and materials you choose, site access, and how much structural or remedial work is involved. The most accurate way to get a figure is to request a quote.

Why can't you give a price over the phone?

We can often give a rough range, but a firm price needs an understanding of the actual scope and site. Quoting blind tends to produce numbers that change later — we'd rather give you a figure you can rely on.

How do payments and deposits work?

Payment terms are set out in your written quote or contract before work begins, typically as a deposit followed by progress payments tied to stages of the work. In NSW there are legal limits on deposits for residential building work, and we work within those. You'll always know what's due and when before you commit.

Will the quoted price change?

We work hard to quote accurately. The price can change if you request additional work, change your selections, or if genuinely unforeseen conditions are uncovered (common in remedial work, where problems can be hidden behind finishes). Any variation is discussed and agreed with you before we proceed — no surprise invoices.

Do you provide itemised quotes?

Yes. We aim to make quotes clear and easy to understand so you can see what's included, what's excluded, and where your money is going.

Licensing, insurance & warranties

Are you a licensed builder?

Yes. Aurum Built Pty Ltd operates under NSW Builder Licence No. 481876C (ABN 82 686 360 136). You're welcome to verify it on the NSW Fair Trading website before engaging us.

Are you insured?

Yes. We carry appropriate insurance for the work we perform. For residential building work in NSW over the statutory threshold (currently $20,000), Home Building Compensation (HBC) cover is required, and we arrange this where it applies. Details for your specific project are confirmed in your contract.

What warranty do I get on the work?

Residential building work in NSW is covered by statutory warranties under the Home Building Act. In broad terms, that's 6 years for major defects and 2 years for other defects from completion. Manufacturer warranties also apply to products and appliances we install. We'll walk you through what applies to your project.

Do you use licensed subcontractors?

Yes. Where specialist trades are needed (such as electrical and plumbing work, which must be done by appropriately licensed tradespeople), we engage qualified, licensed subcontractors and coordinate them as part of the project.

What does the process look like from start to finish?

Our process has four clear stages:

  • Quote & planning — you receive clear pricing, stages and a pathway.
  • Build & handover — the work is coordinated, completed and handed over.

How long will my project take?

Timelines depend on scope. As a rough guide, a bathroom renovation often runs a few weeks, while larger or multi-room projects take longer. Lead times for materials, approvals and trades all factor in. We'll give you a realistic schedule with your quote and keep you updated as the work progresses.

How do you communicate during the project?

You'll have a clear point of contact and straightforward updates throughout. We believe good communication is as important as good workmanship — no chasing, no guessing.

Do I need to move out during the work?

Often no, but it depends on the scope and which rooms are affected. For a single bathroom or a contained job you can usually stay; for larger works it can be more comfortable to make alternative arrangements. We'll talk through what to expect before we start.

Do you keep the site clean and tidy?

Yes. Neat site presentation and respect for your property are part of how we work, from protecting surrounding areas to clearing up at handover.

What types of projects do you take on?

Do you handle waterproofing for bathrooms?

Yes. Waterproofing is a critical, code-regulated part of any wet-area renovation, and we coordinate it correctly within the build sequence to protect the finished result.

What does "remedial work" actually cover?

Remedial work is the repair and rectification of existing building problems — for example waterproofing failures, water damage, concrete repair, timber repairs and general rectification. We diagnose the underlying cause rather than just treating the symptom.

Do you do smaller maintenance jobs, or only big projects?

We take on both. Reliable maintenance and repairs for homeowners, property managers and businesses are a core part of what we do, alongside larger renovations.

Can you do custom carpentry and joinery?

Yes. From framing and fit-off to custom site-built joinery and fitted storage, carpentry is one of our specialities. You can see examples in our project gallery.

Do you work with strata or property managers?

Yes. We regularly work with property managers and business operators, and can coordinate works around tenants, common property and operating premises.

Can I choose my own materials and fixtures?

Absolutely. You're welcome to select your own finishes and fixtures, and we're happy to provide practical guidance on durability, suitability and sequencing so your choices work well in the finished space.

What happens if something isn't right after handover?
